Follow these steps to begin your off-campus housing search!
1. Off-Campus Housing Website Search
OCCS hosts a FREE Off-Campus Housing Website for students to find off-campus housing, search for roommates, and secure subletting opportunities.
Note: This listing of rental units is provided exclusively for West Chester University STUDENTS. The University does not approve, investigate, or endorse the listed properties. For protection, prospective tenants are advised to acquaint themselves thoroughly with the rental units listed before signing any lease agreement.

3. Tour Houses and Apartments
Be sure to visit the ACTUAL unit you are interested in leasing! Consider talking to current tenants to see if they have had any issues with the unit, appliances, or the property owner. Use the links below to assist you in your touring process:
4. Learn Key Lease Language
Joint and Several Liability: Indicates that all tenants are responsible for the entire rental amount and any damages caused to the property. For example:
- If one of your housemates decides to move out in the middle of the year without finding a replacement tenant, your landlord can still require that you pay the total rental amount
- If there is damage to the unit, the landlord can hold you all responsible, even if only one of your housemates caused the damage.
Co-signer/Guarantor: Someone who signs the lease, usually for financial situations, and is liable for the terms in the lease
Security Deposit: Money paid upon signing the lease intended to cover any unpaid rent or damage to the unit. Note: Typically, equal to one month’s rent and returned at the end of the lease period, minus unpaid rent and the costs of damage and repair.
Renter’s Insurance: Protects your belongings from loss, theft, and damage, as your property owner’s insurance only covers damage to their property or injuries that occur outside of the unit. Note: A family member’s homeowner’s insurance will often cover a dependent’s apartment. Also, if you have a personal vehicle, you can get renter’s insurance from the same company that provides your car insurance!
Sublease: An agreement between a tenant on the original lease and another person who was not on the original lease (the sublessee). The agreement states that the sublessee will take over the tenant’s lease for a
specified duration. Note: Generally, property owners do not have separate contracts with
the sublessee.
5. Review Your Responsibilities
Guidelines and regulations govern the property owner/tenant relationship. It is important to understand these responsibilities outlined below to have a positive leasing experience:
Property owner responsibilities include:
- Keeping premises in a good and safe condition
- Performing maintenance and making all necessary repairs
- Regulating conduct of occupants
- Promptly replying to complaints and inquiries from occupants
Tenant responsibilities include:
- Compliance with all laws, codes, and ordinances
- Depositing all garbage and recyclables into containers in a clean and safe manner
- Not disturbing the peaceful enjoyment of adjacent and nearby premises
- Not intentionally causing damage to the premises
6. Self Advocate
If you see issues or needed upgrades, discuss each specific item with the property owner and put requests in writing! You can advocate for changes to the lease prior to signing related to rent price, parking, termination clauses, subletting, maintenance, storage, etc. Note: If you ask for more, there is a strong chance you may get more!

Meet With an Off-Campus Assistant (OCA)
Off-Campus Assistants (OCAs) are available for one on one appointments to discuss where to begin the housing search and learn more about the search process. They offer half hour appointments for students every Monday, Wednesday, and Friday in the Fall 2024 semester. Students can bring anyone they would like to the appointment with them.
Financial Aid and Off-Campus Housing FAQ

How do I apply federal financial aid to off-campus rent?
If students have enough financial aid to cover all WCU costs and receive a credit balance, they can use the refund to help support off campus housing costs. It is important to remember that you want to calculate a monthly budget for refund funding to be applied to a 12 month lease.
Can I use a private loan to pay for off-campus rent?
Yes, students can apply for a private education loan with the loan term of August to May (fall/spring) and half will be applied to the fall term and half will be applied to the spring term. See a list of private education lenders by checking the WCU comparison tool. Please note if the lease begins in the summer months, Financial Aid will not be able to process additional funds during the summer term unless the student is also taking summer classes. Therefore, it may be in students best interest to apply for funding during the spring term prior to that summer in order to use spring funds to help cover summer rent. If a student has parents listed on the FAFSA form, they may also look into a federal Parent PLUS loan. This loan is in a parent's name and does require a credit check. Parents can apply by logging in with their own FSA ID and password.
How do I know what loans/grants I'm eligible for?
The 2025-26 FAFSA is scheduled to be available to all students on December 1st, 2024 with schools receiving records in the weeks following. However, WCU does not anticipate posting financial aid offers for returning students until after spring grades are posted. Therefore, it is recommended to use student's current financial aid as a means to estimate what will be available to them next year. Please remember that the priority deadline for filing FAFSA is March 1st in order to be considered for the maximum amount of funds.
Is there a limit to how much can be borrowed in a PLUS or private education loans?
Yes, Financial Aid can only process funds up to the annual Cost of Attendance (or financial aid budget). If for any reason a student's documented living and educational expenses are more than the established cost of attendance, students can appeal by requesting to submit documentation directly to the financial aid office for review.
Are there scholarships that I can use for off-campus rent?
All scholarships that are not limited to tuition and fees can be used towards living expenses including off-campus rent. Therefore, it is recommended to apply to WCU Scholarship Applications including the General Scholarship Application in February of each year. Is any emergency funding available?
The Renting Rams Emergency Fund is funded by Off-Campus and Commuter Services (OCCS) and was created to support the emergent needs of undergraduate students renting off-campus around the Borough of West Chester. This fund is intended to be a supplemental financial resource for off-campus students who cannot meet immediate and essential expenses because of a temporary hardship such as accidents, illness, death of a family member, fire damage, or need for temporary housing.
