Maintain and repair the premises to comply with codes, statutes, ordinances or regulations governing the maintinence or operation of the premises. If in violation of an ordinance, the landlord will make the necessary arrangements to insure your continued residing on the premises
Maintain all structural components of the dwelling in reasonably good repair (roofs, floors, walls, chimneys, fireplaces, foundations)
Keep common areas reasonably clean, sanitary and safe
Control infestation by insects, rodents, and other pets.
Provide adequate locks and keys.
Maintain the premises in reasonable weather-tight condition
Provide garbage pick-up service and trash cans
Designate the name and address of the landlord or the responsible local agent
LANDLORD'S RIGHT OF ENTRY
Your landlord is authorized to enter your dwelling without your consent when:
There is an emergency
you have abandoned your dwelling
you refuse to rectify a situation which is dangerous to other tenants or to the building
Otherwise the landlord should not enter your place without your consent. A landlord may request entrance for such things as making necessary repairs, supplying necessary and agreed services, checking for damages, showing the dwelling to prospective tenants, contractors, etc. The landlord should enter your dwelling only at reasonable hours and should give at least 48 hours notice. KNOW THE LEASE PROVISIONS CONCERNING THE LANDLORD'S RIGHT OF ENTRY.
